Walker Morris Planning team advise Persimmon Homes on new housing development in Bradford

Walker Morris’ Planning team advise Persimmon Homes on their new housing development in Silsden, Bradford. The planning permission has been granted for the development of 138 new homes.

Walker Morris has been involved in the project from the beginning, working closely with Persimmon and a multi-disciplinary team throughout the process.

Persimmon Homes are one of the UK’s leading 5 star housebuilders, with sites located across the country.

The development, approved by Bradford Council’s planning committee, will also provide 28 homes to be transferred to a housing association or sold at a discount to first-time buyers. Persimmon has committed to a local homes guarantee, ensuring that employees of Airedale General Hospital and residents within a 5-mile radius will have first refusal on properties for the initial 4 weeks.

In addition to the new homes, the development will feature 3 acres of public open space, with hedgerows and landscape corridors preserved. A public right of way will be maintained as a green corridor. The project will also deliver a 10% diversity net gain using nearby land, and Persimmon will provide £100,000 for a footbridge over the A629 towards Steeton & Silsden station.

Our planning team was led by Rob Moore, assisted by Becky Delaney, with Chris Slater advising on the section 106 agreement.

Rob Moore commented, “It has been a privilege to act. From the very beginning, Persimmon set out to create a landscape and design led development, which would complement Silsden and address all relevant technical issues. The time and effort that has gone into involving a skilled multi-disciplinary team is manifested by a scheme to be proud of. Engagement with the Council and stakeholders has been proactive and very involved. The scheme has evolved to reflect this. We’re really pleased that officers and members recognised the outcome of this approach and ultimately granted planning permission”.
