Walker Morris advises Next on strategic land sale to Prologis

Walker Morris has announced that its Real Estate team has advised fashion and homeware retailer Next on the strategic sale of a non-operational site near Waltham Abbey to Prologis, a global leader in logistics real estate, for £67 million.

The transaction, which was completed on 21 November 2025, involved the disposal of a long leasehold interest, along with deferred consideration linked to future planning consent.

Originally acquired as part of Next’s planned distribution network, the site was deemed surplus to requirements following a strategic review, prompting the decision to divest.

The deal reflects strong market conditions for logistics and distribution assets, underscoring Next’s proactive approach to optimising its property portfolio.

Partner and Head of Real Estate George Bacon led the transaction, with support from Joanne Hawkins and Charlotte Anderson.

Commenting on the deal, George Bacon said: “This transaction demonstrates the resilience and attractiveness of the logistics sector. We’re delighted to have supported Next in achieving a successful outcome that aligns with its strategic objectives.
