We are pleased to announce that our Real Estate team has again provided legal support to Firethorn Trust, which has exchanged contracts to acquire Poland House, a prime purpose-built student accommodation (PBSA) development site in Stratford, East London.
This latest deal is Firethorn Trust’s third development PBSA project, further enhancing its growing Living portfolio. Walker Morris also acted on Firethorn Trust’s recent purchase of a PBSA development site at Stour Road, Stratford.
The development will create 284 high-quality student beds and generous amenities, including dedicated study spaces, common rooms, and a fully equipped residents’ gym.
In line with Firethorn Trust’s commitment to social responsibility, the project will also feature 35% affordable accommodation, with a dedicated community space integrated into the scheme.
The Poland House development underscores Firethorn Trust’s ongoing ambition to deliver energy-efficient, modern student living spaces in prime university locations, addressing the growing demand for such accommodations across the UK.
Our team provided legal advice to Firethorn Trust on a wide range of issues linked to the acquisition process. The team was led by Will Cousins, Partner in the firm’s Real Estate Team, with significant support from Andrew Maclean (Real Estate), Tom Peel (Construction), Josh Clough (Construction), Josh Kitson (Planning), Laura Wardrop (Planning) and David Manda (Property Litigation).
Discussing the acquisition, Will Cousins, said:
“The acquisition of Poland House demonstrates Firethorn’s commitment to delivering high-quality, sustainable student accommodation. I am delighted that Walker Morris was able to play a pivotal role in securing an important development site and look forward to working with the fantastic Firethorn team again soon on future projects”.
Marcus Weeks, Director and Head of Living at Firethorn Trust, added:
“This acquisition reflects our ambition to deliver first-class, energy-efficient student accommodation in prime university locations, as demand for modern living spaces continues to outstrip supply. This year, we are actively seeking further opportunities in the Living market, including more PBSA and co-living sites in London and across the UK.
We are grateful for the support of the Walker Morris team, whose expertise and guidance throughout the acquisition process was invaluable.”
